Building inspector
Assesses the structural integrity and safety of the property. Identifies structural movement, roofing issues, waterproofing problems, and safety hazards. Get one before you exchange contracts.
Pest inspector
Specifically looks for termites, other pests, and the damage they've caused. Termites are a serious issue in parts of Australia and their damage can be invisible from the surface. Never skip this.
Some providers offer a combined building and pest inspection — convenient and usually slightly cheaper.
